The government is auctioning 140 properties in the districts of Braga and Viana do Castelo through the e-auctions platform, which is dedicated to the online sale of assets executed by the courts arising from debt or insolvency proceedings, as well as movable or immovable objects seized taken, recovered or declared lost in criminal proceedings.
The platform was conceived and launched in May 2016 on the orders of the then Minister of Justice Francisca Van Dunem, whose management and operation are the responsibility of the Bar Association, i.e. only the executors negotiate with the parties involved, in case of individuals, on behalf of the owners of the foreclosed property and now up for auction.
Consulting the platform on Tuesday morning, MINHO found that 91 properties are for sale in Braga district alone, namely: ten apartments, 27 houses, 14 shops, three farms, four warehouses, 19 rustic buildings, ten plots for construction, several fractions for trade and a shed.
Among the apartments for housing, a T4Duplex in Guimarães is the one with the highest ‘bid’, 118,751.29 euros, still far from the minimum sales value entered by the enforcement agent on the platform – 194 thousand. It is necessary to pay attention to the closing date of the auctions. In this case, that is January 17.
As for housing, a villa in Famalicão with three floors, an indoor swimming pool and other amenities such as sports fields is for sale with the highest bidder of 219,050.88 euros. This will be perhaps one of the most “coveted” goods of those who visit the platform, but also one of the most inaccessible, since the requirement is that the deal be made at a price that is always above 350 thousand euros.
It is an urban building, consisting of a three-storey house, in the parish of Cabeçudos, facing the highway to the north, east and west and to the south on municipal road 509.
The property, still owned by Costinor-Imobiliaria do Norte SA, based in Póvoa de Varzim, is occupied by a tenant who, according to the real estate agency, pays 250 euros in rent per month and has a contract until 2027. it is not part of the business property and those interested in the visit should schedule this with the current tenant.
In an interview with CNN Portugal, Duarte Pinto, representative of the bailiffs, explained that the electronic auction came to end the old way of auctioning what belonged to the state, almost always limited to a group of interested parties, through a sealed letter and in a courthouse. The chairman of the Appeals Board of the Board of Judicial Officers reports “more favourable” prices for families considering buying a house, but adds that most “bids” are made by “investors”.
In the district of Viana do Castelo, 49 objects will be auctioned in the real estate category. Among land, rustic buildings (ruins), shops and housing, 19 of these items are built houses, including a farmhouse in Valença with a minimum price of 350 thousand euros, a semi-detached house next to Moledo beach, in Caminha, whose bids are the highest is 190,000, a T1 in Darque for 71,000 or a family home in Paredes de Coura for just over 20,000.
For example, this Tuesday at noon, there were 1,580 real estate auctions across the country active on the platform. The most expensive is Quinta de São Cristóvão, in Sintra, whose highest proposal is €8.2 million.
But the platform also offers other types of articles, such as vehicles. 20 vehicles will be auctioned in the Braga district, ranging from the cheapest, a 2002 two-seat Renault Clio, which “has no mirrors or taillights” and is in poor condition, but can only cost €75, to the Renault Tractor Truck that belonged to to an insolvent carrier from Braga. In turn, seven vehicles will be auctioned in Alto Minho.
One of the vehicles that attracts the most attention is a Chrysler brand passenger car, model LX, 2007, black, diesel, with 2987cc and 160 Kw, which has “some scratches and dents” but whose base price is 5 thousand euros .
The platform also offers equipment, machinery and furniture sales.
